On its third quarter of 2026 earnings call, held on Oct. 16, 2026, Cohen & Steers (NYSE:CNS) announced $1.6 billion in net inflows, marking its fifth consecutive quarter of organic growth. Capital is returning to liquid real assets as investors seek diversification away from concentrated equity markets. Three key takeaways from management highlight how the firm is positioning for long-term growth.

1. Organic Growth Is Accelerating Across Client Channels

Institutional and wealth management clients are committing fresh capital to real assets after sitting on the sidelines. Broad demand across mutual funds and exchange-traded funds--investment funds traded on public stock exchanges--drove the strongest net inflows for the firm in nearly five years.

We generated 1.6 billion of net inflows, representing our fifth consecutive quarter of organic growth and our strongest flow period since the fourth quarter of 21.
-- Amit Muni, Chief Financial Officer

2. Institutional Investors Are Pairing Listed and Private Infrastructure

Allocators are shifting from purely private infrastructure funds toward liquid listed options to gain flexibility and immediate market access. Demand for power generation and data center capacity linked to artificial intelligence is driving steady capital commitments into listed infrastructure strategies.

Listed infrastructure is increasingly becoming recognized as a dedicated strategic allocation and portfolios. While early allocators favored private infrastructure, they are realizing the benefits of allocating to both listed and private together.
-- Joseph Harvey, Chief Executive Officer

3. Multistrategy Allocations Provide Protection Against Inflation

Investors are adopting broad real asset packages to shield portfolios from sticky inflation and heavy stock market concentration. Combining real estate investment trusts--companies that own income-producing property--with commodities and infrastructure helps deliver income while reducing overall portfolio volatility.

Our multi-strategy portfolios are a compelling solution to diversification, offering equity like return potential, with less of the volatility of any single asset class plus meaningful inflation protection.
-- Joseph Harvey, Chief Executive Officer

Looking Ahead

Improving property fundamentals and rising demand for power infrastructure provide operational tailwinds even as interest rates stay elevated. The firm relies on its specialized investment focus and long-term performance track record to win subadvisory accounts and expand international distribution.

Rates matter. But valuations and fundamentals matter more. And today, we believe both are increasingly supportive of our asset classes.
-- Jon Cheigh, President and Chief Investment Officer

Leadership is watching institutional account rebalancing and global wealth market adoption, focusing on active product expansion and subadvisory wins to drive fee income. Real assets are shifting from tactical trades to permanent strategic portfolio allocations.

Taken together, these trends support our view that real assets are becoming a core allocation in portfolios, and we are well positioned to capture that demand.
-- Joseph Harvey, Chief Executive Officer
