On its third-quarter 2026 earnings call, held on Oct. 27, 2026, Public Storage (NYSE:PSA) announced an increase in full-year guidance as operating fundamentals returned to growth. Higher customer retention and moderating new construction help the real estate investment trust (REIT), a business that owns income-producing real estate, push pricing higher. Three things management said on the call stand out.

1. Move-In Pricing Power Accelerates as Industry Supply Moderates

New customer demand is firming up as construction slows and customer retention improves. This gives Public Storage leverage to raise rental rates and drive net operating income (NOI), a metric that measures property profitability before corporate expenses and debt costs.

New customer pricing improved year over year for the second consecutive quarter. Occupancy remained ahead of the prior year, and same-store revenue accelerated sequentially from the second quarter to the third quarter by 110 basis points into positive territory.
-- H. Thomas Boyle, Chief Executive Officer

2. Large-Scale Acquisitions Position the Platform for 2027 Upside

Integrating recent large acquisitions expands the property footprint and sets up expense synergies across operations. Placing these newly-acquired portfolios onto the central digital operating system allows management to optimize unit pricing and unlock long-term cash flow.

Third, the closings of NSA and Public Storage Canada were important milestones for our value creation engine. Our focus has turned to integration, execution, and positioning these assets for stronger contribution in 2027 and beyond.
-- H. Thomas Boyle, Chief Executive Officer

3. Artificial Intelligence and Sourcing Cut Deal Timelines in Half

Proprietary algorithms and external partnerships speed up property underwriting and micro-market acquisition targeting. Faster decision-making allows the company to secure off-market deals before competitors can respond.

Our work in sourcing, AI informed underwriting, and approval processes is cutting deal timelines in half and allowing teams to act more effectively at the micro-market level.
-- H. Thomas Boyle, Chief Executive Officer

Looking Ahead

Core storage demand is transitioning toward steady expansion while digital tools reduce operating overhead. Public Storage relies on its balance sheet liquidity and tech-driven platform to maintain high operational efficiency while management tracks pricing discipline and integration milestones closely.

Occupancy remained ahead of the prior year and same-store revenue accelerated sequentially from the second quarter to the third quarter by 110 basis points into positive territory. As we exit 2026, confidence is building that we are moving from stabilization to gradual recovery.
-- H. Thomas Boyle, Chief Executive Officer

Recent portfolio acquisitions and technological investments set the groundwork for future per-share core funds from operations (FFO), a key metric measuring cash generated by real estate operations.

The near term environment remains dynamic, but the direction of travel from here is clearing up. The building blocks for sustained per share earnings growth are coming together.
-- H. Thomas Boyle, Chief Executive Officer
