Brixmor raised its full-year 2026 earnings and same-property income guidance.
New lease rates grew 43% during the third quarter.
Active reinvestment projects total $322 million at a 10% expected return.
On its third-quarter 2026 earnings call, held on Oct. 27, 2026, Brixmor (NYSE:BRX) announced higher full-year financial guidance after increasing Funds From Operations, a standard real estate cash-flow metric, by 7% over the prior year. The retail landlord continues to capture higher rents by filling suburban shopping centers with national tenants.
Three things management said stand out.
Limited vacant space across open-air shopping centers gives the company strong bargaining power. Management continues to secure higher rents on both new leases and renewals.
New lease spreads were 43%, including anchor spreads above 70%, while renewal spreads exceeded 19%.
-- Brian T. Finnegan, Chief Executive Officer and President
Instead of relying solely on property acquisitions, management commits capital to outparcels, which are stand-alone retail buildings on perimeter parking lots. These upgrades yield high cash returns that outpace broader real estate cap rates, which measure initial property yield.
At quarter end, our active pipeline totaled approximately $322 million at an expected return of 10%.
-- Brian T. Finnegan, Chief Executive Officer and President
Management maintained extensive cash reserves and credit lines while selling select assets ahead of its pending Slate transaction. This liquidity preserves balance-sheet stability while funding property redevelopments.
We ended the quarter with $1.5 billion of liquidity including $183 million of cash, $1.25 billion of availability, under our revolving credit facility, and approximately $115 million of anticipated proceeds under unsettled forward equity contracts.
-- Steven T. Gallagher, Chief Financial Officer
Leases that are signed but have not started paying rent yet provide clear visibility into future cash flow as grocery-anchored centers attract ongoing tenant interest.
Approximately $55 million of rent is expected to commence in 2026. With another $48 million from our signed but not yet commenced pipeline expected to commence in 2027.
-- Steven T. Gallagher, Chief Financial Officer
High retention rates and efficient leasing execution reinforce the operating platform, supporting pricing discipline as older contracts expire. Management is watching upcoming expiration schedules where historical rents sit well below current market rates.
Anchor leases expiring in 2027 without options average approximately $11 per square foot compared with new and renewal leases in the mid to upper teens.
