Key Points

  • EPR Properties raised 2026 investment spending guidance to a $700 million midpoint.

  • Movie theaters now represent roughly one-third of the property portfolio.

On its third-quarter 2026 earnings call, held on Oct. 29, 2026, EPR Properties (NYSE:EPR) announced that it raised its full-year investment spending guidance to a range of $675 million to $725 million. The real estate investment trust, a company that owns income-generating property, continues to expand into new leisure categories while scaling back its concentration in movie theaters. Three things management said stand out.

1. Expanding Into Live Venues Accelerates Portfolio Diversification

Management completed its first build-to-suit development for a live music venue in Portland, Oregon, while expanding fitness assets. Diversification helps reduce reliance on box office returns as the company works toward a lower long-term theater allocation.

Theaters now represent roughly one-third of our portfolio, and we expect that share to continue trending toward our long-term goal of approximately 20%.
-- Ben Fox, Executive Vice President and CIO

2. Relationship Sourcing Preserves High Entry Yields

The company deployed $172.4 million during the quarter at an initial cash yield of 8.3%, calculated as annual cash rent divided by the purchase price. Direct seller relationships provide higher acquisition yields than open auctions when debt financing costs fluctuate.

Because our business is relationship driven with a proprietary pipeline, we enjoy higher average entry yields, which give us a natural cushion.
-- Ben Fox, Executive Vice President and CIO

3. Premium Formats Drive Theater Outperformance

Year-to-date box office collections rose 20% through September, lifting unit-level rent coverage, which measures tenant operating earnings against rent owed, to 2.1 times. Investments in upgraded seating and large screens allow company properties to generate disproportionate ticket sales.

These features help our theaters generate roughly 8% of North American box office gross, with only 3% of screenings.
-- Ben Fox, Executive Vice President and CIO

Looking Ahead

Consumers are showing an enduring preference for experiences over physical goods, and management isn't hiding its satisfaction with current demand. Portfolio health remains stable with 99% occupancy across core property types and strong coverage metrics. Management keeps a sharp eye on pricing discipline and deal spreads.

Our results underscore that the consumer continues to demonstrate that they value and prioritize experiential offerings.
-- Greg Silvers, Chairman and CEO

Capital recycling and disciplined capital allocation will guide portfolio expansion heading into next year.

Our focus remains on prudently deploying capital to acquire high-quality properties that are valued by the consumer and deliver accretive earnings growth to our shareholders.
-- Greg Silvers, Chairman and CEO
