Why Innovative Industrial Properties Stock Zoomed Nearly 11% Higher Today

Innovative Industrial Properties (NYSE: IIPR), a company that mainly leases properties to marijuana companies, published its latest set of financial results after market close Monday. The market's reaction the following trading session was unambiguously positive, and the specialized real estate investment trust's (REIT) shares gained nearly 11%.

Pot positivity

In its fourth quarter, Innovative's revenue came in at $66.7 million, down 13% year over year. Net income under generally accepted accounting principles (GAAP) also declined, by 22% to $30.7 million ($1.06 per share). The company's non-GAAP (adjusted) funds from operations (AFFO, considered the most accurate measure of profitability for REITs) decreased 16% to $53.3 million.

Despite the slides, Innovative beat the consensus analyst estimates for both revenue and profitability. Analysts tracking the stock were modeling revenue of just under $65.8 million and GAAP net income of $0.99 per share.

Although Innovative has been diversifying its operations lately by expanding into life sciences, it remains primarily a landlord to cannabis companies.

That sector as a whole is struggling and, starting in late 2024, Innovative had to cope with defaults by seven tenants. In its earnings release, however, it detailed payments received from two of them (PharmaCann and Gold Flora), and said that it is moving forward with leasing much of the property occupied by a third. The remaining four have been settled by various means.

Relief rally?

I think the update about the defaults was the main driver of investor bullishness following the earnings release. A situation with multiple tenant defaults is the bad dream of every REIT, but Innovative seems to be managing it assertively and effectively. The company also pays out a dividend that yields more than 16%. The stock is a risky play given the wobbly nature of the weed industry, but clever management and diversification should carry the day with Innovative.
