Five Point expects full-year 2026 net income of approximately $20 million.
Five Point delayed planned 2026 land sales to preserve land pricing.
Los Angeles County approved 3.6 thousand homesites for Homestead South.
On its third-quarter 2026 earnings call, held on Oct. 22, 2026, Five Point (NYSE:FPH) announced full-year net income guidance of approximately $20 million as management chooses to defer planned land sales. Land developers rely on patient balance sheets to avoid selling acreage into temporary market downturns. Three things management said stand out.
High mortgage rates and cautious buyers have slowed home absorption across California. Rather than discounting land prices to force quick transactions, Five Point delayed several lot sales at Valencia, its master-planned community in Los Angeles County, into 2027 to preserve its pricing power.
Our revised outlook reflects the anticipated timing of land transactions, rather than the decision on our part to reduce land pricing to accelerate sales.
-- Daniel Hedigan, President and Chief Executive Officer
Five Point continues to advance planning approvals for Valencia. Securing Los Angeles County board approval for the 752-acre Homestead South project, an upcoming residential village, expands the company's builder-ready inventory without requiring immediate capital outlays.
With this milestone, we have now more than 6.6 thousand homesites in Los Angeles County that have approved subdivision maps and we are working toward increasing that figure to approximately 10 thousand over the coming quarters subject to the remaining approval processes.
-- Michael Alvarado, Chief Operating Officer and Chief Legal Officer
Beyond physical land development, Five Point operates Hearthstone, its residential land banking investment management platform. Managing $3.4 billion in assets under management, representing the total value of client real estate investments, enables the company to earn steady service fees without tying up vast balance-sheet capital.
For 5 Point, the model creates opportunities to generate recurring management fees and potential performance based income while limiting the amount of our own capital required to support the growth.
-- Michael Alvarado, Chief Operating Officer and Chief Legal Officer
Housing headwinds are forcing builders to conserve capital, but Five Point's liquidity keeps it insulated. Holding $359 million in cash, with no debt maturities until 2030, allows it to maintain pricing discipline across its land portfolio.
The strength of our balance sheet gives us the flexibility to be patient, and pursue land sales when market conditions support the values we believe our assets deserve.
-- Daniel Hedigan, President and Chief Executive Officer
Growing recurring fee revenue while securing long-term entitlements creates durable value across housing cycles.
While the timing of land transactions may affect quarterly earnings, we believe the fundamental strengths of our business remain intact.
-- Daniel Hedigan, President and Chief Executive Officer
