Normalized funds from operations reached $0.79 per share for the quarter.
New manufactured housing leases generated a 12% mark-to-market rent increase.
Equity LifeStyle has no secured debt maturing until 2028.
On its third-quarter 2026 earnings call, held on Oct. 21, 2026, Equity LifeStyle (NYSE:ELS) announced third-quarter normalized funds from operations (FFO), a real estate cash-flow metric, of $0.79 per share. Long-term investors benefit from the company's property portfolio, where high occupancy and sticky resident demand support reliable cash flow generation through changing economic cycles.
Three things management said stand out.
Demographics provide steady structural demand for manufactured housing (MH) and recreational vehicle (RV) resorts as 10,000 Americans turn 65 each day. Older Generation X buyers are joining baby boomers in choosing low-maintenance community living.
Over the next 20 years, approximately 10,000 people per day will turn 65, creating a steady source of demand that supports the long-term outlook for our communities.
-- Marguerite Nader, Vice Chairman and Chief Executive Officer
Pricing power remains resilient across core properties because site turnover allows management to capture mark-to-market adjustments, which reset rents to full market value when new residents move in.
What we're seeing on mark-to-markets for new residents coming in is a 12% increase.
-- Patrick Waite, President and Chief Operating Officer
Financial flexibility reduces refinancing risk while supporting property expansions. The leverage ratio of debt to earnings before interest, taxes, depreciation, and amortization (EBITDA) stands at 4.3 times.
We have no secured debt scheduled to mature until 2028, and our weighted average maturity for all debt is almost seven years. Our debt to EBITDA is 4.3x, and interest coverage is 5.7x.
-- Paul Seavey, Executive Vice President and Chief Financial Officer
Occupancy expansion and steady core rental income growth continue across key Sun Belt markets, and management is clear about the strength of its operational foundation. High barriers to entry protect existing communities, while management tracks pricing discipline and seasonal reservation pacing entering the winter period.
Our current performance and early outlook for 2027 underscores the durability of our platform.
-- Marguerite Nader, Vice Chairman and Chief Executive Officer
High occupancy levels and recurring annual revenue provide predictable cash flow to compound capital over multiyear periods.
Turning to our 2027 expectations, we expect continued growth across both our manufactured housing and RV portfolios.
-- Marguerite Nader, Vice Chairman and Chief Executive Officer
