On its third quarter of 2026 earnings call, held on Oct. 23, 2026, Hilltop Holdings (NYSE:HTH) reported net income of $24.9 million, or $0.44 per diluted share. Volatility in interest rates created mark-to-market valuation losses in mortgage and broker-dealer operations, while commercial banking expansion provided steady income growth. How these distinct business segments handle interest rate movements indicates whether the company can compound capital over the long term. Three things management said stand out.

1. Commercial Banking Expansion Drives Net Interest Income

PlainsCapital Bank, the company's commercial banking subsidiary, expanded core loans and deposits while lifting net interest income, or NII (the profit generated from interest-earning assets after subtracting interest expenses). Active recruitment of commercial bankers across Texas offset broader economic uncertainty and funded higher loan pipelines.

The continued growth in core loans at the bank was accompanied by a healthy expansion in the loan pipeline during the third quarter as our markets continued to execute on banker recruiting and focused growth initiatives.
-- Jeremy Ford, Chairman, President and Chief Executive Officer

2. High Mortgage Rates Create Multiyear Demand Headwinds

Rapid interest rate increases in late 2026 reduced mortgage refinancing and home purchasing volume at PrimeLending, the company's mortgage origination unit. Elevated mortgage borrowing costs and limited housing inventory will keep loan sales under pressure through 2027, forcing management to cut middle-office expenses.

With mortgage rates remaining near 7%, overall home affordability remains a challenge across the country, and we believe that these issues will negatively impact mortgage sales activity into 2027.
-- Will Furr, Chief Financial Officer

3. Capital Allocation Shifts Toward Preserving Tangible Book Value

Management slowed share repurchases to $20 million during the quarter compared to $50 million in prior quarters as rising bond yields reduced tangible book value per share, which measures net capital value per outstanding equity share. Retaining excess capital protects balance sheet strength until market volatility settles.

During the quarter, we returned $33 million to stockholders, consisting of $12.6 million in dividends and $20 million in share repurchases.
-- Jeremy Ford, Chairman, President and Chief Executive Officer

Looking Ahead

Commercial loan growth across Texas provides steady revenue gains even as interest rate volatility creates temporary mark-to-market valuation shifts in broker-dealer assets. A deep commercial banking footprint, conservative credit discipline, and an 18.3% common equity tier 1 capital ratio (a regulatory capital metric measuring core equity against risk-weighted assets) give the bank balance sheet stability. Management focuses on deposit costs, banker recruiting, and cost control across back-office functions.

We believe our long-standing relationship-based approach to commercial banking will continue to allow us to drive long-term growth while maintaining strong credit standards.
-- Jeremy Ford, Chairman, President and Chief Executive Officer

Management maintains pricing discipline in competitive Texas lending markets while restructuring mortgage operations for lower long-term volumes.

As we enter the fourth quarter of 2026, there continues to be a lot of uncertainty in the market regarding interest rates, inflation, and the overall health of the economy. Given these uncertainties, our teams remain focused on controlling what we can...
