On its third quarter of 2026 earnings call, held on Oct. 19, 2026, Dynex (NYSE:DX) emphasized its choice to maintain leverage despite wider mortgage spreads. Book value fell 15.4% as 10-year Treasury yields topped 5% for the first time since 2007, but management kept its core yield engine intact. Three things management said stand out.

1. Refusing to Delever Preserves Earnings Power

Book value fell 15.4% during the quarter as rate volatility pushed bond yields higher. Management did not sell agency mortgage-backed securities, which are bonds guaranteed by government-sponsored enterprises, into a weak market, which preserved core yield capacity.

So one of the key decisions that we made over the quarter was the decision to not delever And by doing so, we have kept so much of the earnings power, in fact, all of it.
-- Smriti Laxman Popenoe, Co-Chief Executive Officer and President

2. Low Refinancing Activity Creates Stable Cash Flows

Higher interest rates mean homeowners cannot lower borrowing costs by refinancing today. This dynamic keeps portfolio duration stable and protects the platform from early loan prepayments.

Only about 1% of the outstanding mortgages have more than a 25 basis point refinance incentive, and the vast majority of agency mortgages trade below par.
-- Terrence J. Connelly Jr., Chief Investment Officer

3. Operating Leverage Reduces Overhead Costs

Dynex expanded its platform while cutting general and administrative (G&A) expenses (overhead operating costs) relative to its capital base. Scaled platform operations allow more revenue to reach shareholders.

G&A expenses have declined as a percentage of equity over time, and was approximately 40% lower than the same period in 2025.
-- Michael Sartori, Chief Financial Officer

Looking Ahead

Bond market volatility has pushed yields higher, and management is not hiding its excitement about current investment opportunities. Dynex maintains $24 billion in repurchase agreement financing (short-term debt backed by collateral) across 25 counterparties to ensure liquidity.

Today, we are earning attractive spreads on mortgages with more stable duration amid a funding market that remained resilient through the volatility.
-- Terrence J. Connelly Jr., Chief Investment Officer

Stable asset durations and steady funding allow the platform to target high prospective returns without relying on rate cuts.

We are building Dynex to compound value across cycles with greater scale, a flexible capital structure, and the capacity to invest when shareholders are well compensated for risk.
-- Smriti Laxman Popenoe, Co-Chief Executive Officer and President
