Global revenue per available room increased 6.5% in the third quarter.
Hotel conversions represented over 40% of total openings year to date.
Marriott raised full-year 2026 global RevPAR growth guidance to 4.5%-5%.
On its third quarter of 2026 earnings call, held on Nov. 2, 2026, Marriott (NASDAQ:MAR) announced an increase in its full-year outlook for revenue per available room, or RevPAR, driven by broad international travel and steady leisure demand. Investors should focus on how the hotel operator expands its property footprint without tying up massive amounts of capital on building new hotels. Three things management said stand out.
Expanding the overall room count creates a recurring stream of base management and franchise fees. Higher room occupancy and daily rates lift fee revenue directly into bottom-line profits.
We reported an excellent quarter this morning, with RevPAR and financial results above our prior expectations. Development activity remained strong, and we grew net rooms by 4.6% over the 12 months ending September 30th.

Switching existing independent properties into the system provides immediate fee growth without waiting years for new construction starts. This strategy allows the business to quickly capture market share amid shifting economic cycles.
In the first nine months of the year, conversions accounted for over a third of our signings and over 40% of our openings.

Deploying key money, which refers to financial contributions provided to hotel owners to secure long-term management agreements, generates premium returns. Adding high-value properties enhances property-level economics and secures long-term contract fees.
If you look at all the deals we did in calendar 2025, the deals where Marriott participated with key money had an average value premium per room of about 65%.
-- Tony Capuano, President and Chief Executive Officer
Global travel demand expands across major geographic regions, signaling momentum into 2027. The company relies on massive scale, brand density, and loyalty membership to maintain developer interest while watching regional travel volatility and pricing discipline.
We currently expect continued strong demand trends. Our preliminary view is that the 2027 year-over-year global RevPAR growth could be 3.5%-4.5%.
-- Jen Mason, Executive Vice President and Chief Financial Officer
Conversion momentum remains the primary growth catalyst across brand tiers.
We have built this supertanker that is really built to take advantage of the wide range of conversion opportunities that are out there, and we intend to continue to stand on that accelerator.
