On its third-quarter 2026 earnings call, held on Oct. 22, 2026, PulteGroup (NYSE:PHM) outlined its strategy to protect gross margin (the percentage of revenue remaining after direct construction costs) as rising interest rates slowed buyer demand. Surging mortgage rates reduced community traffic by 14% year over year, testing the homebuilder's pricing power.

Three takeaways from the call highlight how management's steering through the downturn.

1. Higher Interest Rates Drove Down Buyer Traffic

Rising mortgage rates forced prospective buyers to pause home searches during the quarter. First-time buyers couldn't absorb higher monthly financing costs, which reduced community traffic and curtailed sales of speculative homes built without an upfront buyer contract (spec homes).

In the third quarter, our customer conversion rates were relatively stable, but traffic to our communities was down 14% from the prior year and on a sequential basis down 11% from the second quarter.
-- Ryan R. Marshall, President and CEO

2. Protecting Margins Takes Priority Over Discounting Homes

PulteGroup won't slash prices just to boost volume in a market that doesn't respond to discounting. Lowering prices reduces gross margin without creating meaningful incremental demand.

Obviously, we must turn assets. But sometimes lowering price does not generate incremental sales. Rather, it just makes all your home sales less profitable.
-- Ryan R. Marshall, President and CEO

3. Overhead Expense Control Remains Critical As Demand Softens

Management is keeping a tight grip on overhead expenses as slower sales absorption (the rate at which homes sell per month) creates leverage challenges. Controlling selling, general, and administrative (SG&A) expenses helps protect earnings when order volume slows.

With higher interest rates pressuring consumer demand, and the potential that rates remain elevated for longer, we remain focused on controlling overhead expenses while still delivering superior build quality, and an outstanding home-buying experience.
-- James L. Ossowski, Executive Vice President and CFO

Looking Ahead

Fundamental housing demand across buyer generations remains durable despite interest rate headwinds. Geographic scale across Florida and Midwest markets provides structural support while management monitors land capital allocation and pricing discipline.

Looking beyond the quarterly earnings, I believe in the fundamental strength of long-term housing demand, and across all the generations and populations the desire for homeownership remains as high as ever...
-- Ryan R. Marshall, President and CEO

A balance sheet holding $1.4 billion in cash and low net debt gives the homebuilder resilience during market swings. Regional footprint breadth helps cushion softer housing territories.

First, our diversified operating platform offers tremendous advantages as we can capitalize on the stronger markets, and consumer groups to help offset any weakness in other parts of the business.
-- Ryan R. Marshall, President and CEO
