On its third quarter of 2026 earnings call, held on Oct. 30, 2026, Gaming and Leisure Properties (NASDAQ:GLPI) announced full-year 2026 adjusted funds from operations (AFFO), a cash flow metric for real estate investment trusts (REITs), guidance of $4.11 to $4.12 per share. The real estate investment trust maintains low leverage while funding $800 million in development spend through cash flow and debt. That financial flexibility shields dividend distributions and allows disciplined expansion without diluting existing shareholders. Three takeaways from management's comments highlight the long-term outlook for investors.

1. Strict Underwriting Standards Protect Capital Spreads

Gaming and Leisure Properties relies on long-term net leases to generate stable rental income from casino operators. Even when public equity valuations fluctuate, management maintains strict transaction discipline to ensure returns exceed its cost of capital.

Importantly, despite our leverage capacity providing flexibility, our underwriting principles remain unchanged. We continue to prioritize healthy long-term leases at an accretive spread to our cost of capital.
-- Peter Carlino, Chairman and Chief Executive Officer

2. Development Pipeline Relies on Cash Flow and Debt

Depressed equity stock prices make issuing new equity expensive for real estate trusts. Management finances its $800 million annual development program using retained free cash flow and balance sheet capacity to avoid equity dilution.

As we've said and looking at our development pipeline, we're funding it with free cash flow and with debt for the most part because we don't like the price of our equity, to be honest and it is way too low.
-- Desiree Burke, Chief Financial Officer and Treasurer

3. Regional Casino Revenues Demonstrate High Structural Resilience

Investors frequently mistake destination travel volatility in Las Vegas for broader gaming weakness. Regional casino properties deliver durable cash flow backed by local employment trends rather than tourist travel cycles.

I've been saying for many, many years, as you all know, that the revenues coming out of regional markets are essentially bulletproof. The only one thing in my many years of experience looking at these markets that affects performance and that is employment.
-- Peter Carlino, Chairman and Chief Executive Officer

Looking Ahead

Regional property performance remains steady across the company's master leases, giving management room to pursue selective expansion. The balance sheet supports that approach, with the debt ratio sitting at 4.8 times EBITDA (earnings before interest, taxes, depreciation, and amortization), comfortably below the target range of 5 to 5.5 times.

If we find good accretive transactions that are assets that we believe long term are assets that we'll benefit from in our portfolio, we do have some dry powder there with which to work.
-- Brandon Moore, President and Chief Operating Officer

That financial flexibility is shaping how leadership deploys capital. The focus remains on high-quality real estate acquisitions and tenant expansion opportunities. And with equity market valuations still depressed, executive leadership is targeting long-term compounding through selective deal structures.

The current pricing won't last forever. There's some debate around the table about how long it might last. But so long as we can do accretive transactions and put them on the books, we're going to do that.
-- Peter Carlino, Chairman and Chief Executive Officer
