On its third-quarter 2026 earnings conference call, held on Oct. 26, 2026, Easterly Government Properties (NYSE:DEA) reported 2.6% year-over-year growth in core funds from operations per share, a metric that tracks repeatable real estate performance. The real estate investment trust relies on long-term leases backed by U.S. government agencies, providing stable cash flows across economic cycles. Three takeaways from the call highlight what matters for long-term investors.

1. Guidance Hike Signals Growth Above Long-Term Targets

Easterly raised the low end of its 2026 core funds from operations guidance from $3.08 to $3.13 per share. Management expects full-year growth of roughly 4%, outpacing its historical target range of 2% to 3%.

Easterly remains focused on delivering consistent annual growth in core FFO per share. In 2026, we are on track to exceed our long term 2% to 3% growth objective, with the midpoint of guidance implying approximately 4% growth.
-- Darrell William Crate, President and Chief Executive Officer

2. Portfolio Quality Improves as Early Termination Risks Decline

The company kept its portfolio 98% leased, with a weighted-average lease term of 9.2 years. Management actively reduced soft-term leases, which give government tenants early exit rights, to protect long-term rental revenue.

On soft term, we have continued to reduce the percentage of our portfolio with early termination rights which stood at 2.3% of annualized lease income at quarter end. Down from 5.2% of annualized lease income at year-end 2024.
-- Allison E. Marino, Management

3. Balance Sheet Deleveraging Prepares the Company for Capital Deployment

Easterly lowered its net debt to annualized quarterly earnings before interest, taxes, depreciation, and amortization ratio to 7.1 times. Reducing leverage while expanding earnings strengthens the balance sheet and supports the pursuit of an investment-grade credit rating.

We are growing FFO per share and delevering at the same time. That is a hard combination to deliver, and I am proud of what our team has accomplished so far.
-- Allison E. Marino, Management

Looking Ahead

Government demand remains resilient through market shifts. Easterly relies on mission-critical properties to protect cash flow while evaluating a $1.5 billion acquisition pipeline and pursuing an investment-grade rating.

While the geopolitical and macroeconomic backdrop remains uncertain, we believe the durability of our portfolio and the mission critical nature of our assets we own positions us well to navigate a wide range of operating environments.
-- Darrell William Crate, President and Chief Executive Officer

Initial 2027 guidance assumes $50 million in acquisitions and $25 million to $50 million in development spending.

Through consistent execution over the course of the year, we believe we can build on this guidance.
-- Allison E. Marino, Management
