On its third-quarter 2026 earnings call, held on Oct. 23, 2026, Alpine Income Property (NYSE:PINE) raised its full-year 2026 adjusted funds from operations (a real estate cash flow metric) guidance as investment activity accelerated. The net lease property owner is deploying capital into higher-yielding assets to drive steady rental growth.

Three key takeaways from management explain how this deal activity shapes the long-term outlook.

1. Investment Activity Reaches Record Levels

Management expanded its deal volume significantly, pushing year-to-date transactions past full-year historical levels. That capital deployment boosts rental revenue and supports higher earnings guidance.

Our closed and under contract investments year to date now exceed $300 million, a company record that surpasses our full year 2025 total of $77 million.
-- John Albright, President and Chief Executive Officer

2. Industrial Acquisitions Offer High Yields and Long Leases

The company agreed to buy a $117.3 million industrial portfolio spanning 13 properties to capture attractive yields. Tenants have occupied these sites for four decades on average, providing durable cash flows.

While industrial is not a strategic focus, this portfolio stood out for a few reasons. First, it offers an attractive initial yield. Second, the tenant base is diversified. And the tenants have operated at their sites for an average of 40 years.
-- John Albright, President and Chief Executive Officer

3. Balance Sheet Leverage Drops Below Prior-Year Levels

Lowering debt relative to earnings gives the real estate owner flexibility to finance future acquisitions. Management trimmed net debt to pro forma adjusted EBITDA (earnings before interest, taxes, depreciation, and amortization) by more than a full multiple over the past year.

We ended the quarter with net debt to pro forma adjusted EBITDA of 6.5x. This is consistent with last quarter, and it is more than a full term lower than the 7.7x we reported a year ago.
-- Philip R. Mays, Chief Financial Officer

Looking Ahead

High-yield acquisition opportunities are opening up, and the company recycles lower-yielding assets to capture better returns. Capital discipline and strategic location selection keep the business positioned to generate reliable rental cash streams.

We continue to target well-located properties we can buy at low basis at attractive initial yield. We look to selectively recycle lower yielding properties into new higher yielding opportunities.
-- John Albright, President and Chief Executive Officer

To sustain this growth momentum, management is evaluating external equity and private capital partners to fund its pipeline without overextending its balance sheet.

So we look forward to finding those opportunities, and that is our job is to find the right capital for it.
-- John Albright, President and Chief Executive Officer
