Same-property hotel revenue per available room grew 8.3% in the third quarter.
Transient average daily room rates increased 8.5% during the third quarter.
Management reduced its full year capital investment outlook by $5 million.
On its third-quarter 2026 earnings call, held on Oct. 30, 2026, Pebblebrook Hotel (NYSE:PEB) reported third-quarter operating results that beat the high end of its guidance across every major measure. Redevelopment investments in resort properties and higher room rates drove profitability growth.
Three takeaways from management explain why the business is well positioned for long-term investors.
Hotel profit margins expand when price growth exceeds rising operating costs. Pebblebrook Hotel expects multiyear room rate growth to outpace inflation as travel demand grows faster than national lodging supply.
We believe we're just at the very beginning of a similar multiyear period of rates growing faster than inflation.
-- Jon Bortz, Chairman and Chief Executive Officer
A nationwide drop in hotel construction limits market competition for existing properties. Management projects that new hotel supply will remain constrained through the rest of the decade, protecting pricing power for existing operators.
I think we can now confidently forecast that the new supply pipeline is significantly constrained and should remain so through the rest of this decade.
-- Jon Bortz, Chairman and Chief Executive Officer
Business travel and group conventions continue to return to major cities. Pebblebrook Hotel sees substantial room for continued profit recovery in urban markets, where earnings remain below levels achieved before 2020.
Our urban hotels, meanwhile, were still $21.8 million below their 2019 third quarter level.
-- Raymond Martz, Co-President and Chief Financial Officer
Operating momentum continues across both urban and resort markets, prompting higher full-year guidance. The company relies on redeveloped properties and pricing discipline to drive margin growth as corporate travel rebounds.
We're clearly signaling that the positive trends are more than a feeling and they've continued beyond September.
-- Jon Bortz, Chairman and Chief Executive Officer
Constrained new hotel supply and steady leisure spending create favorable long-term fundamentals for existing property owners. Pebblebrook Hotel remains focused on growing cash flow per share through selective asset sales and opportunistic share repurchases.
We believe the prospects for healthy multiyear demand growth have never been stronger or clearer in the last 30 years nor has supply growth been so limited at the same time.
-- Jon Bortz, Chairman and Chief Executive Officer
