On its third-quarter 2026 earnings call, held on Nov. 3, 2026, Pershing Square (NYSE:PS) detailed its plan to generate organic growth through high-returning portfolio investments. The company targets annual returns of 20% or higher by investing in predictable growth businesses trading at discounted valuations.

Three things management said stand out.

1. Portfolio Compound Returns Drive Long-Term Organic Growth

Pershing Square operates with permanent capital, meaning assets under management (AUM), defined as the total market value of managed investments, expand primarily through portfolio returns rather than continuous fundraising. Management aims for a 20% annual return across 12 to 15 core holdings by selecting businesses with predictable earnings growth of 15% to 25% per year.

The bulk of our growth, what we call our organic growth, is ultimately going to come from the returns that we generate over time.
-- Ryan Israel, Chief Investment Officer

2. Howard Hughes Shifts Focus Toward Insurance Operations

The company is repositioning real estate developer Howard Hughes into an insurance-led entity following its acquisition of Vantage, a specialty insurance firm. Pershing Square plans to transfer capital from real estate assets into Vantage to expand underwriting capacity and build higher-margin management fees.

We've made very good progress on the management part of that story, and we are full speed ahead on the monetization part of the story, but we expect Howard Hughes to become really an insurance-led holding company.
-- William Ackman, Chief Executive Officer and Chairman

3. Pershing Square Ventures Targets Public Market Launch in First Quarter

Management is preparing to launch Pershing Square Ventures, a closed-end evergreen fund under the Investment Company Act of 1940 ('40 Act), which gives retail investors access to late-stage private growth companies. The vehicle plans an initial equity size of $500 million to $1 billion, aiming to trade above net asset value (NAV), the total value of its holdings minus liabilities, while charging a 2% management fee.

I believe that will enable Pershing Square Ventures to trade well, i.e., trade at a premium to its underlying NAV, and that also gives us the flexibility to raise additional capital.
-- William Ackman, Chief Executive Officer and Chairman

Looking Ahead

Core holdings compound value without the pressure of fixed exit timelines or capital redemptions. Permanent capital and concentrated positioning allow the firm to deploy capital into high-conviction opportunities while management watches pricing discipline across underlying businesses.

In our case, what really matters is the progress of the underlying companies.
-- William Ackman, Chief Executive Officer and Chairman

New investment vehicles offer secondary avenues to expand fee-paying assets over time.

So while [Pershing Square Ventures] will start out at something less than $1 billion in scale, we think it can actually grow reasonably quickly to become an important contributor to the profitability of Pershing Square.
-- William Ackman, Chief Executive Officer and Chairman
