On its third-quarter 2026 earnings call, held on Oct. 22, 2026, First Industrial (NYSE:FR) announced an increase to its full-year funds from operations (FFO, a measure of real estate operating cash flow) guidance midpoint by $0.01 per share. For long-term investors, the real estate investment trust's performance demonstrates how cash flow holds up as industrial rent increases adjust from post-pandemic highs. Three key takeaways from management's comments highlight where the business is headed.

1. Cash Rent Increases Are Moderating Off Peak Pandemic Levels

Industrial rental growth is settling into a more sustainable pace as leases signed during peak market pricing in 2022 come up for renewal. Higher existing rent baselines mean percentage increases on renewed leases are smaller, even as tenants renew early to secure space.

The cash rent rate increase on signed renewals for 2027 lease expirations thus far is 16%. That represents 45% of all leases expiring next year, a substantial portion.
-- Peter Baccile, President and Chief Executive Officer

2. Strong Core Property Leasing Is Offsetting Development Delays

Core property leasing filled available space faster than expected in the third quarter, offsetting a minor delay in the completion of development. Management pushed 150,000 square feet of development leasing into early 2027 while keeping its full-year occupancy forecast unchanged.

The core did a little bit better than what we anticipated on the second quarter call, and we shifted 150,000 square feet of development leasing next year.
-- Scott Musil, Chief Financial Officer

3. Southern California Industrial Demand Is Showing Signs of Recovery

Southern California industrial activity is improving after experiencing reduced demand following the pandemic leasing surge. New long-term lease agreements across the Inland Empire and Los Angeles indicate that regional logistics demand is rebounding.

With respect to Southern California, that market is showing signs of improvement. For our availabilities, we've seen incremental leasing activity from tenants looking to invest in new growth.
-- Peter Baccile, President and Chief Executive Officer

Looking Ahead

Industrial market fundamentals are stabilizing as national net absorption outpaces new construction additions. High-barrier infill locations, contractual rent escalations, and selective development capacity position the company to generate predictable income. Strategic priorities focus on managing lease rollover schedules and preserving pricing discipline across core regional logistics hubs.

We're optimistic about the activity levels we are seeing across our in-service portfolio and within our development opportunities.
-- Peter Baccile, President and Chief Executive Officer

Long-term value creation will depend on executing near-term development starts in growing markets while maintaining balance sheet flexibility.

This is a decent landing off of the turbulent rise and fall of 2021, '22 and we think on a relative basis, we're still going to perform pretty well.
-- Peter Baccile, President and Chief Executive Officer
