Federal Realty acquired The Summit in Birmingham for $508 million.
Total leased occupancy reached 96.5% in the third quarter.
Federal Realty repurchased 870,000 shares at under $109 per share.
On its third quarter of 2026 earnings call, held on Oct. 30, 2026, Federal Realty (NYSE:FRT) areported funds from operations, a standard cash flow metric for real estate trusts, of $1.87 per share, as high occupancy across premier suburban retail centers continues to give the company steady pricing power. Three things management said stand out.
Management put $508 million to work purchasing The Summit in Birmingham, adding 870,000 square feet of premier retail space. The move into high-income central markets opens a new path for popular coastal retail tenants to expand with a familiar landlord.
What we're most excited about has been our ability to build out a formidable central region in just 18 months, most recently highlighted by our acquisition of The Summit in Birmingham, which closed on October 1.
-- Don Wood, Chief Executive Officer
Tenant demand pushed the leased rate to 96.5%, while physical occupancy reached 93.8%. That gap represents signed store leases that haven't yet commenced rent payments. As those tenants open over coming quarters, they bring built-in revenue growth.
Physical occupancy stands at 93.8%, which means roughly 270 basis points of signed-not-occupied leases are still to commence. As those stores open and start paying rent, they are built-in growth that bodes well for 2027.
-- Wendy Seher, Eastern Region President and Chief Operating Officer
Federal Realty repurchased nearly 870,000 shares at an average price under $109 in September and October. To fund both strategic acquisitions and stock repurchases, management is drawing on balance sheet liquidity and targeted asset sales.
Just like The Summit, we believe that buying our own shares at these levels is one of the best uses of our capital, that, of course, we do in balance.
-- Don Wood, Chief Executive Officer
Foot traffic rose 3% year over year across properties, backed by high household incomes in surrounding areas. Strong retailer demand supports pricing discipline as management works through $600 million of asset sales.
Retailers follow that consumer, and that's what's driving the demand we're seeing for our centers. From the long list of retailers lining up behind The Summit, to the depth of our pipeline across the portfolio, durable real estate matters.
-- Wendy Seher, Eastern Region President and Chief Operating Officer
And with balance sheet liquidity in hand, Federal Realty is positioned to move quickly if higher interest rates create dislocations in the market.
We're well positioned to take advantage of any dislocations in the market caused by higher rates.
-- Don Wood, Chief Executive Officer
